Buying a home is one of the biggest decisions you will ever make. And if you have never had a home inspection before, inspection day can feel like one more unknown in an already overwhelming process.

It doesn't have to be.

I'm Derek Myhand, owner of DTK Home Inspections. I've spent more than 20 years in the construction industry, and I've done hundreds of home inspections across the Houston metro. My goal every single time is the same: by the time I'm done, you should feel confident about the home you're buying, not anxious about it.

Here's exactly what inspection day looks like when you book with DTK.

How Long Does It Take?

Most full home inspections take between two and four hours, depending on the size of the home and its condition. A standard three-bedroom house typically runs around two and a half to three hours.

If you're adding services like a pool inspection, septic inspection, or a well inspection, we'll build that time in.

Do You Have to Be There?

Life is busy; the home buying process can be stressful. You don't have to be at the inspection. The report covers everything in detail with easy-to-understand comments and photos, and I will take the time to go over the report with you whether you attend the inspection or it's over the phone.

What Does Derek Actually Inspect?

Here's a general picture of what I cover:

Exterior and Roof

I walk the perimeter of the home, checking the foundation, grading, drainage, exterior walls, and all visible roofing. In Texas, heat and storm exposure take a real toll on roofing materials, so I pay close attention here. When visibility or safety is a concern, I use a drone to get a high-resolution look at areas I can't safely walk.

Main Systems

HVAC, plumbing, and electrical are the three systems buyers most want to understand. I test what I can access and document what I see. Houston's climate means HVAC systems work hard, and I always give them a thorough look.

Interior

Walls, ceilings, floors, windows, doors, attic, and crawl spaces where accessible. I'm looking for signs of moisture, structural movement, and anything that could be a safety concern.

Infrared Imaging

My thermal imaging camera picks up what the naked eye can't: moisture hiding behind walls, heat loss, electrical hot spots, and more. For Houston buyers dealing with a market where houses move fast, this is a layer of confidence that's hard to put a price on.

If the property has a pool, spa, septic system, well, or extra buildings, those can be added to the same inspection visit so you get everything in one report. We also offer termite inspection via a 3rd party to cover all aspects of the home.

When Do You Get Your Report?

I deliver your inspection report within 24 hours, typically the same day within a few hours after the inspection wraps up.

The report is detailed, with photos, descriptions, and a clear breakdown of findings by category. I include a sample report on my website if you want to see what you're getting before you book.

What Happens After the Report?

The report is yours to use however you need it. Most buyers share it with their real estate agent and use it to negotiate repairs or credits with the seller. Some items will be flagged as safety concerns, some as maintenance or repair items, and some as simply things to keep an eye on.

I'm always available after delivery if you have questions about something in the report. You're not getting a document and a goodbye. You're getting a conversation and InSite into the home's condition.

Ready to Book?

If you're under contract on a home in the Houston area, don't wait. Inspection timelines in this market are tight, and getting on the schedule early gives you room to act on what you find.

Schedule online in a few minutes at dtkhomeinspections.com/schedule-now, or give me a call at (346) 581-7664.

You deserve to feel confident about one of the biggest purchases of your life. That's what I'm here for.
